Maryland’s lead law shapes pre-1978 turnovers

Owners of Maryland rental units built before 1978 must register them with the Maryland Department of the Environment and meet the Full Risk Reduction Standard at every change in occupancy. That includes fixing chipping or peeling paint inside and out and passing a lead dust test by an accredited inspector. Work done to meet the standard must be performed by MDE-accredited contractors. Tell us the building's age when you order a turn, and we will schedule painting so the unit is ready for the inspection.

One spec per property saves money on every turn

When every unit uses the same wall color, sheen, trim paint and door color, turns go faster, touch-ups blend, and leftover paint gets used. We write a property spec sheet at the start and follow it on every work order.

Exterior cycles belong in the reserve study

How fast can you turn a unit?

A paint-only turn on a one- or two-bedroom unit is often completed in one to two days. Repairs, ceilings and full trim add time. We confirm the completion date when we receive the work order.

Can you bill per unit or per property?

Yes. We invoice by work order, with unit numbers and property names, so it matches your accounting.

Do you help HOAs choose exterior colors?

Yes. We can prepare painted samples on the buildings and color boards for board meetings and architectural committees.
